What happens during a tile underlayment assessment?
You should leave an assessment understanding the evidence, the unanswered questions and the available scopes—not simply the age of your roof.
Before the visit
Gather earlier roof invoices, available product information, a leak timeline and safely taken photos. Describe any access restrictions or occupied areas affected by work. Keep policy documents and access codes out of an initial website upload; share sensitive information through an agreed private channel if needed.
During the assessment
Ask what condition is visible and what remains concealed. A proposal should distinguish tile condition from the condition of the deck, underlayment and transitions. Ask whether further access is necessary, what that involves and whether it has a separate cost.
When a broader scope is proposed
Request an explanation of why a limited repair would not address the condition, and which materials would remain. For lift-and-reset work, ask for product specifications, reuse assumptions, breakage handling, roof protection during work and inspection responsibilities.
What to keep afterward
Save photographs, the written scope, exclusions, warranty terms and the process for approving changes. Ask how to report a recurrence and which areas are covered by the proposed work. You may use the findings to compare contractors; receiving an assessment does not require accepting a particular option.
